Why this site exists
aboveLot lists industrial, commercial and luxury property in Penang.
The numbers that decide whether a building suits you are on the page, in fields you can filter on.
An owner sends me a listing. Photos and a few lines of detail, and I still cannot tell whether the place suits the client I have in mind. That is the part that used to bother me.
So I started asking the questions the details leave out. What the meter is rated for. What the licence on that lot actually permits. Which junction you come off, and whether a car going past would notice the unit at all. Different questions for a factory, a shoplot and a house, and the same idea behind all of them: size and price do not tell you whether a building works for you.
This site is where those answers go, in fields you can filter on instead of paragraphs you have to read to the end. Where I could not get an answer, the row is blank rather than filled in with something that sounds right.
I am one negotiator with a listing site, not a portal. That means fewer listings than you will find elsewhere. It also means you can ask me about any one of them and get an answer about that building.

What we list
Industrial
Factories, warehouses and industrial land across Penang, island and mainland. Power supply, clear height and floor loading decide which ones can take your line.
Commercial
Shoplots, retail space and offices. We check what the licence actually permits on that lot.
Luxury Homes
Condominiums, bungalows and semi-detached homes. Tenure, maintenance and title restrictions checked before you view.

Size is not the question
Twenty thousand square feet is not twenty thousand square feet. What the building can take is what decides it.
A photo is not a spec
Two units with identical photos can be 800 amps apart. The numbers go on the page so you can tell them apart.
Numbers, not adjectives
You can filter by power supply and clear height because those are real fields. "Spacious" is not something anyone can filter.
Blank means unconfirmed
If we could not confirm the floor rating, that row is not there. We would rather look incomplete than be wrong.
The catch comes first
Most buildings have one. It should come from us and not from the guard at the gate.
One person answers
This is not a call centre. You get the same name that is on the listing.
